The inspection report is the final product and at the end of the day it is your tool to negotiate final price and repair request. Your report also has informational tabs filled with information about systems and hardware in the home which is a useful reference well after closing.
The roof is probably the most important system of your home and it deserves to be inspected accordingly. All home inspections include the roof but most inspectors don't leave the ground. They may use binoculars or even put their phone on a selfie stick to get a close up picture of a few shingles near the eave, this meets the bare minimum of the standard but you should expect more.
At Precise Inspection our cameras can fly and our trucks carry ladders so you can feel good knowing the job was done completely.
While loose doorknobs and cracked switch plates are defects, you are probably more interested in hard to find issues that will continue to get worse and cost you big money after the home is yours. For example, if you hire Precise Inspection and the toilet wiggles we don't stop there and recommend you hire a plumber to tell you it's loose, we go as far as we can to find out if you are facing an active leak with rotting sub-floor or just a tank that can be tightened easily. We don't need to impress you with how many pages we can compile into a report, you paid good money for good information and that's why you hired us.
